What drives the price
- Roof size, measured in squaresRoofers quote per square (100 sq ft of roof surface), and roof area is usually 1.3 to 1.6 times the home's footprint once pitch and overhangs are counted.
- MaterialArchitectural shingles are the most common choice. Metal, tile and slate cost two to five times as much but last far longer.
- Pitch and heightSteep or tall roofs need harnesses, extra staging and slower work, which raises labor cost.
- What's underneathRotted decking is only found after tear-off, so good quotes list a per-sheet price for replacement up front.

The headline number is the midpoint of your range. Low-end prices fit simple jobs in lower-cost areas. High-end prices fit complex jobs, premium brands and high-cost metros.

How long does a roof replacement take?
Most asphalt roofs on a typical house are replaced in one to three days. Metal, tile and slate take longer, and weather can add delays.
Can I put new shingles over old ones?
Many codes allow one overlay, but it hides decking problems and adds weight. Most roofers recommend a full tear-off.
Is a roof replacement cheaper in winter?
Demand drops in late fall and winter in many regions, so scheduling is easier, but shingles need suitable temperatures to seal properly.
