Questions to Ask a Roofer Before Hiring
A good roofer will answer every question below without hesitation. Vague answers are the signal to keep looking.
Licensing, insurance and track record
Are you licensed in this state, and can I see it? Do you carry liability and workers' compensation insurance, and can I see the certificates? How long have you operated under this name? Can I see three recent local jobs and speak to those homeowners?
The job itself
Will you do a full tear-off or an overlay, and why? What underlayment, ice barrier and flashing will you use? How do you price decking replacement if you find rot? Who pulls the permit? Will you protect landscaping and run a magnet for nails afterward?
Crew and schedule
Is the crew your employees or a subcontractor? Who is my point of contact on site? How many days will the job take, and what happens if it rains mid-job?
Money and warranty
What is the payment schedule? What does the workmanship warranty cover, for how long, and is it in writing? Is the manufacturer warranty registered in my name? Are you a certified installer for the shingle brand you are quoting?
Storm-damage situations
Did you come to my door after a storm? Will you work with my insurer without pressuring me to sign an assignment of benefits? A written inspection with photos should come before any contract.
